Wet Rot

Severe wet rot in floor joists, seen from under the floor, with no visible fungal growth, yet the timber is virtually hollow - a screwdriver easily pushed into the end of the right hand beam.
A lucky escape for our client on this one. A timber survey was carried out by another specialist (not a PCA member or CSRT qualified surveyor), who was recommended to the homebuyer by a Leeds estate agent – a few minor problems were mentioned. Our buyer chose to have us look the property over, as a precaution. Our sub-floor inspection revealed widespread Wet Rot infection, with many floor joists in this condition.  Note how Bryan has been able to push a screwdriver in one side of the joist and out of the other.  The whole floor needed replacing, with additional works to improve sub-floor ventilation. Remaining sound timbers were protected by spraying with Probor DB.

There’s only one Dry Rot, but there are many types of Wet Rot. These are funguses which feed on wood. Some like hardwood, some like softwoods and some have no preference. Some produce spectacular ‘mushroom-like growths’ – others are nearly invisible until the wood is almost hollow.

These are fungal diseases of wood and like any disease, correct diagnosis is essential. No treatment may be needed; on the other hand, swift intervention could be required. Chemical application could be appropriate or a waste of cash. An improvement in ventilation may be all the ‘treatment’ recommended.

We have been examined by The Institute of Wood Preserving and Damp-proofing to make sure we know our rot’s – wet or dry. The CSRT letters after our surveyor’s names assures you of that. Knowledge is important, but integrity and reliability is too, so that’s where our PCA membership comes in. The PCA carry out regular audits to check our surveys and our work standards and we rigidly apply the PCA Surveyors Code of Ethics, which is designed to protect you from poor service. Domestic clients have the additional protection of knowing we are TrustMark registered. Commercial & Local authority clients are reassured by our CHAS accreditation.
